College-Glen Real Estate Video Update Q2 2018

Now that the second Quarter of 2018 is finished, here’s a look back at Q2 and comparing it to last quarter and a year ago. This is only for College-Glen (College Greens & Glenbrook) single family homes.

Due to low supply of homes for sale and high buyer demand, many homes in the neighborhood sold at or above their list price with multiple offers being received on most listings during the second quarter. This market dynamic continued to push prices higher throughout the Q2 of 2018. However, the market in College-Glen and Sacramento as a whole has begun to shift and is not quite as Hot. It is still a “Price Sensitive Sellers Market.” Buyers are being picky and staying away from listings that are at the top of the market. If the home is priced right, shows well & has good marketing then the seller will have success. But overpriced homes are sitting on the market as the well educated buyers are staying away from the improperly priced listings. I expect the market in our neighborhood to stay stable through the second half of the year but probably not continue to see the extreme price increases of the past 2 years.
