Now that the Second Quarter of 2020 is finished, here’s a look back at Q2 and a comparison to last quarter as well as a year ago. This is only for College-Glen (College Greens & Glenbrook) single family homes.

The second quarter was a whirl wind in College-Glen (& all of Sacramento). 2020 started with a BANG! Then COVID-19 hit and the market took a pause for about 3 weeks. After that, the market started to come back to life and by the end of June, the market is back to full swing. Most properties right now have multiple offers on them within a few days, selling above the list price. One of my listings sold for $45k over the list price! Shockingly, prices held during the beginning of Coronavirus and now values are really increasing this summer. Due to pent up buyer demand and limited homes to choose from (supply vs demand). If it’s priced right, shows well and has great marketing then the seller is having great success. Buyers are having to be very aggressive with their offer prices and terms to entice the seller to accept their offer. I expect that type of market to continue through the summer. The next wildcard coming up is “Will the market pause again once the election gets close?” Well, for right now that’s not on the buyers minds.
