Now that the Third Quarter of 2019 is finished, here’s a look back at Q3 and comparing it to last quarter and a year ago. This is only for College-Glen(College Greens&Glenbrook) singlefamily homes.

The third quarter was a mixed bag in College-Glen (& all of Sacramento). 2019 started with a sluggish feel to the market. Q2 warmed up due to somewhat limited inventory and strong buyer demand, as is typical in the Spring College-Glen Real Estate Market. Q3 still saw strong buyer demand but more inventory choices created a balance to the market. Some properties sold quickly with multiple offers, but not all of them. The house needed to be priced right and show well in order for the buyers to go after it aggressively. This is crucial for sellers in this market right now, especially heading into the fall/winter. You can have great success if you follow a proven formula, but if you over price it and don’t have great marketing combined with it showing well, you will sit on the market. Price Sensitive Market. If it’s priced right, shows well and has great marketing, then it’s selling quickly but the sensitivity of the market is very real. If it’s listed a little too high, the house will sit on the market with very little activity. That is the current state of the market.
